The Opportunity – Senior Project Manager, Capital Expenditure, Real Estate

As a member of the Project Management & Construction team, the Senior Project Manager will be responsible for managing the repositioning, redevelopment and capital projects for a portfolio of multi-residential and commercial properties. The project manager will be responsible for the planning and execution of all capital work, with the over-reaching goal of delivering projects that meet quality standards on-time and on budget.

Duties and Responsibilities


  • With direction from the Asset Management group, define the scope of work to be accomplished in order to reposition each asset (identify priorities, time limitations, budget & quality);
  • Responsible for sourcing, providing tender analysis, negotiating and awarding all contracts;
  • Ensure engineering and design resources are available and capable of meeting objectives;
  • Review engineering and design specifications prior to distribution to contractors or city officials;
  • Prepare recommendations for Management approval based on established scopes;
  • Create accurate in-house designs and specifications for projects prior to tendering;
  • Complete pre-construction walk-throughs with contractors.


  • Oversee all assigned projects and ensure they are completed on time and within budget;
  • Establish and coordinate documented project/work schedules;
  • Provide regular status reports on project milestones and making required adjustments to schedules;
  • Ensure the cost-effective management of all processes related to the projects including controlled access sites and on-floor raw material, work in process, and finished components;
  • Manage internal and external resources to achieve project objectives;
  • Maintain compliance of departmental operating procedures.

Project Administration:

  • Collect all project related documents and provide direction to project coordinator;
  • Update project status, provide progress photos and create reports on a weekly and monthly basis;
  • Review and approve invoices.


  • Perform regular documented reviews, maintain weekly progress reports and issue updates to stakeholders;
  • Continuously enhance cost reduction initiatives;
  • Report to senior management, the status of the project development and engineering issues for resolution;
  • Conducts deficiency/sign-off meetings and creates a detailed deficiency report for the contractor to resolve.


The successful candidate will possess a university degree and/or PMP designation with a minimum of 5 years project or construction management experience working with commercial or residential real estate projects; thorough understanding and experience in EPCM project style and implementation; knowledge of building systems with experience in space conversion projects; well-developed analytical, communication and problem-solving skills with the ability to think strategically to resolve issues.

Frequent travel to various sites across Ontario is a requirement of the position.
