Job description

We've developed and constructed well over 40,000 residential units in 16 states; we now manage more than 140 properties encompassing 21,000+ luxury, family and senior rental units in 11 states and currently looking for Project Executive for our central TX office.
 
We are actively interviewing and looking to hire a project manager for our San Antonio office. The ideal candidate will have wood frame multifamily experience, preferably to work from San Antonio. For the right candidate, we are open to telecommute candidate from the other major Texas cities.
 
What You Will Be Doing
 
Responsibilities of the Project Manager - Multifamily Construction

  • Has direct accountability and responsibility for the project.
  • Manages and coordinates engineering, budgets, purchasing, construction, and all related activities.
  • Examine all construction documents as they are issued for constructability, completeness of information and details, design deficiencies and code violations.
  • Organize, update and coordinate the scope of work for technical requirements and for specific project inclusions or requirements.
  • Prepare and organize bid packages for subcontractors and vendors.
  • Review and approve budgets with the Construction Manager.
  • Review and approve bids and proposals. Prepare and maintain a buyout report to review weekly with the Construction Manager.
  • Organize and train new field personnel to properly perform duties and their responsibilities as applicable.
  • Hold weekly staff meetings for the job site organization.
  • Initiate and supervise the production and maintenance of all construction schedules. Review construction schedule weekly with the Construction Manager.
  • Request and confirm submittal and approval of required insurance certificates, bonds, site safety plans, and MSDS information.
  • Ensure that all meeting minutes are recorded, filed and distributed within 3 working days following the meeting.
  • Create all subcontract agreements drafts.
  • Review and approve all subcontractor, suppliers and/or vendors for payment.
  • Assure that applications for payment are promptly submitted; payments are received and funds are properly disbursed.
  • Oversee job cost reporting on a regular basis. Involve the Project Superintendent and the Assistant Superintendent in the review of labor, material and equipment cost forecasting.
  • Organize and coordinate the weekly, bi-monthly and/or monthly reports and presentations.
  • Keep the Construction Manager informed on all significant matters of the project, including progress, safety, financial status, and relationships.
Requirements of the Project Manager - Multifamily Construction

  • Must have at least 3 years of experience working in multifamily new construction as a Project Manager
  • Experienced dealing with subcontracts, subcontractors and/or self-perform work
  • Experience leading successful project team, including the development of employees and maintaining relationships with external entities
  • Ability to read, analyze, and interpret blueprints, building codes, specifications, and regulations.
  • Excellent oral and written communication skills
  • Experience with Microsoft Office software (Word, Excel, Outlook) and aptitude for other software

  • Facilitates the definition of project scope, goals and deliverables
  • Develops and manages full scale project plans and/or timelines
  • Tracks project deliverables using appropriate tools
  • Provides direction and support to project team
  • Presents reports defining project progress, problems and solutions
  • Prepares project evaluations and assessment of results

What You Will Be Doing

- Ensure that construction activities move according to predetermined schedule, mitigating and reporting all potential delays by monitoring the progress of the construction activities on a regular basis and holding weekly status meetings with all the team members, subcontractors and clients and their consultants.

- Coordinate the efforts of all parties involved in the project, which include clients, architects, consultants, subcontractors and laborers.

- Interpret and explain plans and contract terms to administrative staff, subcontractors, and clients

- Select, contract, and oversee workers who complete specific scopes of the project, such as painting or plumbing

- Prepare subcontracts and negotiate revisions, changes and additions to contractual agreements

- Manage the budget, track project expenses and minimize exposure and risk in the project

- Collect, review and approve progress payments submitted by all subcontractors and vendors

- Ensure project documentation and reports are complete

- Handling complaints, settling disputes, and resolving grievances and conflicts, or otherwise negotiating with others

- Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.
